Terms and Conditions for Property Management Services

Welcome to Bullet Property Management! By using our property management services, you agree to be bound by these Terms and Conditions including following all fair housing laws for the state of Indiana. Please read them carefully before proceeding. If you do not agree to these terms, you should refrain from using our services.

1. General Agreement
These Terms and Conditions (“Agreement”) govern the use of property management services provided by Bullet Property Management (“Company,” “we,” or “us”). By using our services, you acknowledge that you have read, understood, and agree to comply with the terms set forth in this Agreement.

2. Property Management Services
We provide property management services for both property owners and tenants, which may include property leasing, maintenance, rent collection, and other related services. Our responsibilities are outlined in individual contracts with property owners or tenants, as applicable.

3. Owner Responsibilities
As a property owner using our services, you agree to:

  • Provide accurate and up-to-date information regarding the property, including ownership details, legal requirements, and tenant history.
  • Ensure that the property complies with all local, state, and federal laws and regulations, including health and safety codes.
  • Maintain the property in good condition, ensuring it is safe for tenants and meets all required standards.
  • Make timely payments for any service fees or charges associated with property management services.

4. Tenant Responsibilities
As a tenant leasing a property managed by us, you agree to:

  • Comply with the terms of the lease agreement, including paying rent on time and maintaining the property in good condition.
  • Report any maintenance or safety issues promptly to the property management team.
  • Abide by all property rules and regulations as outlined in the lease agreement.

5. Payment and Fees
Property owners and tenants agree to pay all agreed-upon fees for services rendered by Bullet Property Management. These may include, but are not limited to, management fees, leasing fees, maintenance fees, or other charges associated with property management services. Payment terms will be specified in the individual contracts.

6. Termination of Agreement
Either party may terminate the property management agreement by providing written notice according to the terms specified in the contract. If you wish to terminate the agreement, we request a notice period to ensure a smooth transition of services.

7. Limitation of Liability
While we make every effort to provide reliable property management services, we are not liable for damages arising from events beyond our control, including acts of nature, acts of government, or tenant behavior. Our liability is limited to the amount paid for services directly related to the issue at hand, except where prohibited by law.

8. Confidentiality
We respect the confidentiality of our clients’ information. All personal and financial information will be kept confidential and only shared with authorized personnel or entities when necessary to fulfill our services or as required by law.

9. Dispute Resolution
In the event of a dispute between you and Bullet Property Management, both parties agree to attempt to resolve the issue through good faith negotiation. If the dispute cannot be resolved, it will be handled through mediation or arbitration in accordance with the applicable laws of IN.

10. Modifications to Terms
We reserve the right to update or modify these Terms and Conditions at any time. Changes will be posted on our website, and it is your responsibility to review these terms periodically. Continued use of our services constitutes your acceptance of any changes.

5- Opt-In Method:

You may opt-in to receive SMS messages from Bullet Property Management in the following way:

  • Verbally, during a conversation

6- Opt-Out Method:

You can opt out of receiving SMS messages at any time. To do so, simply reply "STOP" to any SMS message you receive. Alternatively, you can contact us directly to request removal from our messaging list.

7- Help:

If you are experiencing any issues, you can reply with the keyword HELP to 812-565-2682. Or, you can get help directly from us at Bulletpropertymanagement@gmail.com

Additional Options:

  • If you do not wish to receive SMS messages, you can choose not to check the SMS consent box on our forms.

Tenants can submit maintenance requests through our online portal, and our team will respond promptly to address the issue.


Bullet Property Management conducts thorough background checks on potential tenants, including credit history, criminal records, and employment verification.
