Business Bio
Bullet Property Management is a veteran owned and operated business that was inspired by Nick's deployment to Kabul, Afghanistan. The company name is designed to honor his platoon of 13 soldiers, and the vitally important life lessons they all learned during that tour. The “B” in Bullet represents the number “13”, and that has become a constant reminder of the company core values. As a squad leader, he always strived to set an example by fixing the unfixable, while always finding creative solutions and handling any challenges in an expedient, professional, and calm manner. That is the approach the team takes every day to help you navigate your business challenges.
Nicholas Rosenberg
In 2019, Nick deployed to Afghanistan with Bravo Company, 2nd Battalion, 121st Infantry Regiment. He and his wife had recently married and were new to Columbus. They knew the deployment would be hard on them as a new couple, so to make the best of a tough situation, they set a goal: save enough money while he was gone to buy their first investment property in Columbus.
Before deploying, Nick had worked as a commercial electrician in Georgia for seven years and had taken a similar position in Columbus. That job was waiting for him when he returned home. While he enjoyed the hands-on work, he knew being an electrician wasn’t his passion.
In November 2019, Nick and his wife reached their goal and bought their first investment property right here in Columbus. That purchase sparked his interest in real estate. He immersed himself in everything there was to know about real estate, investing and making the numbers work, listening to countless expert podcasts and talking with people who were making a living from their real estate investments. His goal was to build a plan that would give his growing family passive income.
He soon realized that nothing was stopping him from turning this passion into his career. In September 2020, Nick earned his real estate license and launched what has become Bullet Property Management.
Matthew Arp
Matt, Director of Operations, at Bullet Property Management grew up in central Indiana. After college, he relocated to Colorado, where he met his wife, Meredith. After eight years out west, they decided to return to Indiana and start a family. They now have three wonderful sons. In his free time, Matt enjoys watching and playing sports, as well as spending quality time with his friends and family. Throughout his 20s, he worked as a bartender, which honed the people skills he needed to excel in property management.
Subsequently, he transitioned into commercial electrical work, where he acquired the skills to manage contractors and address common residential property repairs. Matt takes immense pride in building strong relationships with his tenants, ensuring they feel confident and secure in their needs.
Shelby Kozachik
Shelby serves as the Director of Property Management & Special Projects, bringing six years of experience in the property management industry. She began her career in property management with Bullet in July 2023 and has since built strong relationships throughout the community while earning the trust of both property owners and tenants.
Shelby grew up in Franklin, Indiana, and graduated from Franklin Community High School in 2016. In May 2021, shortly before the birth of their second child, Shelby and her husband Michael purchased their first home in Columbus, marking an exciting milestone as they continued building their family and their future together.
Shelby takes great pride in every aspect of property management, particularly the opportunity to build meaningful, lasting relationships with both owners and tenants. She values open communication, welcomes feedback, and is always looking for ways to grow both personally and professionally while providing the highest level of service to those she works with.
Outside of work, Shelby enjoys spending time with her husband and their two children. These days, you can often find the family traveling to BMX tracks across the state, cheering on their children, who both finished the 2026 season ranked among the top three riders in their age group for the state of Indiana! Family, community, and helping others are at the heart of who Shelby is, both professionally and personally and we are so glad for her to be apart of the bullet team.
Elizabeth "Izzy" McCollum
Elizabeth “Izzy” McCollum is a lifelong Columbus, Indiana, resident with more than two decades of experience in property management. She began her career in 2003 and has built a strong and rewarding career centered around serving property owners, supporting residents, and helping make a positive impact in the community she is proud to call home.
Izzy brings a wealth of knowledge, experience, and dedication to her role as the Senior Leasing & Resident Services Manager. She genuinely enjoys what she does and takes pride in building relationships, solving problems, and helping both property owners and residents navigate the day-to-day world of property management.
Outside of work, Izzy enjoys spending time with her family. She has been married for 18 years and is the proud mom of two children who attend Columbus East High School. When she isn’t working or spending time with her family, she enjoys staying active by running marathons and teaching Spin classes.

Stephen "Captain" Guthrie
Stephen “Captain” Guthrie has been with us since 2025. He brings with him many years of experience as a mechanical technician, automotive teacher, certified home inspector, roofing inspector, and wood-destroying organism inspector.
Using these skills as our Lead Technician he helps our owners understand why certain repairs are needed. He helps tenants understand how to keep up with their maintenance requirements and what to look for. He also helps to teach our team members on how to troubleshoot issues as well.
He is always looking out to keep our owners properties in the best shape possible as well as keeping them safe for the tenants.
When he is not working he likes to spend time with his three kids, watching movies of all types and spending time with family.
Craig Anderson
Craig brings 12 years of experience working with residential appliances to Bullet Property Management where he now works as the Appliance Specialist & Maintenance Technician. His extensive hands-on knowledge, problem-solving skills, and dedication to quality work will bring a great deal to the Bullet Property Management team.
Craig enjoys helping others and is especially happy to have the opportunity to serve the community he grew up in. He has been happily married for 10 years and is a proud father of two—a son and a daughter. In his free time, Craig enjoys watching sports and, most of all, spending time with his family.
Craig is excited to bring his experience, skills, and commitment to helping others to the Bullet Property Management team!
Maddie Paul
Maddie brings 9 years of marketing and project management experience to the Bullet Property Management team, where she serves as the Director of Marketing & Business Administration. Before moving to Columbus, she lived in Cincinnati where she worked marketing food & event services while earning her MBA from Miami University. Before joining the Bullet Property Management team, Maddie worked as the Marketing and Community Relations Manager at the local library for several years. It was in that role where she fell in love with the Columbus community and its people. That connection still shapes how she works: she is committed to building strong relationships with residents and owners, and to keeping every project organized and on track.
Outside of work, Maddie enjoys reading, thrift shopping, cooking, and spending time with her husband & three goofball dogs.
